Check an address: the go/no-go check and revenue estimate (Elite Host)
Check an address gives Elite Host members two quick answers about any property: a go/no-go check that tells you whether something already stands in the way, and a revenue estimate built from nearby short-term rentals. Use it before you spend a search or an afternoon on a property.
How to run it
- Click Check an address in the sidebar. (From a submitted property you can also click Estimate and check this address on its page, which pre-loads the address.)
- Type the address and pick it from the suggestions.
- Optionally enter Beds and the Rent / mo the landlord is asking.
- Click Go/no-go check, Revenue estimate, or both.
The go/no-go check
The check looks at what Zi-Find actually knows about the address and marks each item Clear, Blocker, or Not assessed:
- Already on the marketplace: if it is listed, open the listing and contact the lister instead of spending a search.
- Not already in your searches: flags an address you already submitted.
- No dead end on record: whether the finder network has already hit a dead end with this owner. It never says whose property it was or who worked it.
- Not already secured: whether the address has already been secured through Zi-Find.
- Short-term rental allowed at this address: always Not assessed. Whether a specific address can be a short-term rental depends on its zoning, any HOA, the lease and the city's permit rules, and we cannot answer that for you. When we have it, we show the city's own rules summary and a link to the city's rules as a place to start reading.
The headline reads either "No-go — something already stands in the way" or "No blockers found in what we can check". A pass on our checks is not a legal clearance; always check the local rules yourself and ask a licensed professional when in doubt.
The revenue estimate
The estimate pulls nearby short-term rentals as comparables and shows an estimated monthly revenue, occupancy, seasonality, and your costs against it. You can:
- remove comparables that don't fit (a different bedroom count, a pool you don't have)
- build your monthly expenses and startup cash
- see a verdict and how the slow months compare with your break-even
Estimates are estimates, not a guarantee of performance.
Daily limits
- Elite Host monthly: 3 revenue estimates a day. The page shows how many you have left today.
- Elite Host annual: no daily limit on revenue estimates.
- The go/no-go check has no daily limit.
Occasionally the whole platform's market-data allowance for the day runs out. The page then says fresh estimates are back at midnight, and the go/no-go check keeps working.
Good to know
- Pro Host members do not see Check an address in the sidebar. If you open it from a link, you will see an Upgrade to Elite Host button.
- If the market-data provider is slow, you will see a message asking you to try again in a minute.
Why does short-term rental allowed always say Not assessed?
Because we will not guess. The only regulation data we hold is city-level, and a city rating is not an answer for one address. Read the city's rules, your HOA documents and the lease, and get professional advice before you commit.
