Using Market Insights to compare short-term rental markets

2 min read · Updated 2026-10-19

Market Insights helps you decide where to run short-term rentals before you spend time sourcing. Each market page shows how short-term rentals perform there, how demand moves through the year, and what is live on Zi-Find in that city.

Find a market

  1. Click Market Insights in the sidebar.
  2. Under Search a market, type a city, state or metro, for example "Dallas, TX", and click Search.
  3. Or pick one from Trending markets, which highlights markets showing strong performance this quarter.

Your Saved markets and Your alerts are on the same page.

Read a market page

At the top you will see the headline numbers for short-term rentals in that market:

  • ADR: average daily rate, what a night typically books for.
  • Occupancy: the share of nights that are booked.
  • RevPAR: revenue per available night, which combines rate and occupancy into one number.
  • Active listings: how many short-term rentals are operating there.
  • Market grade: an overall read on the market.

Further down:

  • Rent vs Airbnb Revenue: the 12-month trend in that market.
  • Seasonality: a demand index by month, where 100 is the annual average. Use it to plan cash flow for slow months and to time your launch.
  • Find Properties in This Market: a button to view everything live on the Zi-Find marketplace in that city. If nothing is listed yet, save the market to be told when something lands.

From the market page you can also click Save market, Set alert, or Submit properties in this market.

Good to know

  • Market data comes from AirROI and refreshes about monthly. If the data provider is unavailable, the page says so rather than showing made-up numbers.
  • These are market averages, not a forecast for any one property. Two units on the same street can perform very differently.
  • Strong numbers do not mean short-term rentals are allowed. Check the city's rules, any HOA, and your lease. Elite Host members can run a go/no-go check on a specific address; see Checking an address.

Why is a number missing for my city?

Some metrics are not available for every market. When a figure is missing, the page leaves it out rather than guessing.
