What a finder does on Zi-Find
A finder on Zi-Find sources sublease-approved properties — rentals where the owner has agreed in writing that the tenant may sublease for short-term, mid-term or co-hosting use — and puts them in front of the rental operators who want them. You list what you find, answer what operators are asking for, and get paid directly for your work. Zi-Find never takes a cut of a deal or of rent.
Who you work with
- Operators are short-term and mid-term rental hosts (often called rental arbitrage operators). They pay Zi-Find for marketplace access and come looking for approved units.
- Owners and landlords are the people whose written permission makes a property valuable. Owners can list on Zi-Find for free.
- Zi-Find runs the marketplace, posts what is wanted, and reviews properties. It is not a brokerage: money between you, operators and owners never passes through Zi-Find.
The finder sidebar
Your sidebar is grouped by what you are doing:
- Work — Dashboard, Opportunities (everything somebody wants found), Deal Toolset (your prospecting tracker) and Messages.
- Inventory — My Listings, where you add and manage the properties you list.
- Money & learning — Earnings, and University if your account includes it.
- You — Account, which also holds your public profile.
On a phone the same pages are under the tabs at the bottom and the More menu.
The four ways to work
- List a property you found. Get the owner's written approval, then add it from My Listings. Operators browse it and message you. See Listing your first property.
- Work operator demand. In Opportunities, the Operator demand lane shows live requests from operators who told us what they are looking for. You can reach out or route one of your listings to them.
- Claim a bounty. The Operator submissions lane lists specific properties operators want approved. You claim one, get the owner's approval, and secure it.
- Submit to the board. The Paid by Zi-Find lane is a board of markets where Zi-Find pays a posted, flat rate for each property that clears review. Submitting needs a board seat.
What makes a property count
Everything on Zi-Find rests on one fact: the owner said yes in writing, and the writing says short-term (or mid-term) rental specifically. A verbal yes, or a lease that only says "subletting permitted", is the most common near-miss. Read What counts as written sublease approval before your first owner conversation.

Good to know
- Nothing you are paid is tied to a lease being signed. Fees are flat, and you settle them directly with whoever is paying.
- Zi-Find does not give legal advice. Lease terms, HOA rules and city short-term rental permits vary — check the lease, local rules and a licensed professional.
