How to send invoices and service agreements to your clients

2 min read · Updated 2026-10-19

Billing in the Builder workspace has three tabs: Invoices to bill your clients, Agreements to draft and send service agreements, and Branding to set what those documents look like.

Invoices

  1. Open Billing and stay on Invoices.
  2. Under New invoice, enter the client name, client email (optional), a service description, the amount in US dollars and a due date.
  3. Save it. The invoice appears in your list.
  4. Set each invoice's status to pending, paid or overdue as you collect.
  5. Use the download button to get a PDF to send or keep for your records. Delete an invoice you no longer need.

Invoices here are records and documents. They do not charge a card. To take a payment online, use a Payment step in a client intake flow.

Agreements

  1. Open the Agreements tab.
  2. Tick the liability acknowledgment. It confirms the agreement is yours and Zi-Find is not a party to it. You cannot draft or save until it is ticked.
  3. Under New agreement, pick your strategy:
    • Co-hosting (revenue share)
    • Mid-term rental (30+ days)
    • Master-lease sublease
    • STR / Airbnb arbitrage
    • Corporate / traveling-pro housing
    • Property management
  4. Fill in your client's name, email and phone, the property if there is one, and your fee and how often it is charged (monthly, yearly or one time).
  5. Click AI draft from strategy. The terms come back with your business details and your client's details filled in. Review and edit them — or paste your own terms instead.
  6. Click Save agreement.

From your list of agreements you can:

  • Download a clean PDF.
  • Send it to your client by email, from your own connected email address. If your email is not connected yet, sending is blocked with a link to set it up. Once sent, the button becomes Resend.
  • Toggle Signed / Unsigned once your client signs.

The AI drafting uses a few free uses on us, then runs on your own AI key. See Builder settings.

Branding

The Branding tab sets what appears on your invoices and agreements:

  • Legal business name, Support email and Support phone.
  • Logo URL — or upload a logo once under Settings, then Business.
  • Brand color and Accent color, as hex codes.
  • Invoice footer, Agreement header and Agreement footer lines.

Good to know

  • An AI-drafted agreement is a starting point, not legal advice. Have it reviewed by a licensed professional before you rely on it, and check that what it describes fits your lease, your building's rules and your local short-term rental rules.
  • Zi-Find never sits between you and your client's money. Fees you agree with a client are paid to you.
  • If you are on Finder Pro+, the Agreements tab also offers agreements built for finder businesses, and invoices sit alongside them.
