Getting started as an operator: onboarding and your dashboard
Zi-Find helps short-term and mid-term rental operators find properties where the landlord has already agreed, in writing, to a sublease. After you sign up you answer a few setup questions, see a snapshot of your market, and land on your Dashboard, which is your home base for everything else.
Step 1: The setup questions
When you first sign in, a short setup flow walks you through five quick steps (about three minutes):
- Welcome. An overview of the three things you will do: set your criteria, submit properties, and track everything.
- What are you looking for? Add the markets you are targeting (cities or metros), your monthly rent range, bedrooms, and the kind of rental you run: STR / Airbnb, mid-term rentals (30+ day stays), or corporate housing. You can change all of this later.
- How submissions work. A walkthrough of what happens after you paste a Zillow link: we identify the owner, reach out, and every update shows up in your dashboard.
- Your first property (optional). Paste a Zillow URL to start right away, or choose Skip this step.
- Where to find everything. A tour of your dashboard, Messages, and account and billing. Click Go to dashboard to finish.
Step 2: Your market snapshot
Right after you subscribe, you may see a "You're in" screen showing what is already happening in your market: realtors active on Zi-Find, owner-direct listings, total active listings, and a few realtors you can reach out to. These counts come from the live database. Click Go to your dashboard when you are ready.
Step 3: Learn your dashboard
The operator Dashboard pulls the important things into one page. From top to bottom you will typically see:
- Getting started checklist. Watch the welcome video, submit your first property, connect with your first owner, and save your first market.
- What you're looking for. Tell us a market and your criteria so the finder network can go after it. See Tell us what you're looking for.
- Discover. Shortcuts to browse approved properties and to compare markets.
- Your next actions. Submissions that need something from you, labelled Next step, Recommended, or Suggested.
- What we're working on and What's happening on your properties. The latest update on each property you submitted.
- Recent submissions. Your five most recent properties with their status.
Your sidebar
The operator menu has: Dashboard, Marketplace, Submissions, Market Insights, Messages, More on Zi-Find, Account, and Labs. Elite Host members also see Check an address. A separate Services group holds Find a co-host, Find a vendor, and Find a finder. On a phone, the bottom bar shows Dashboard, Find, Submit, and Messages, and everything else is under More.
Good to know
- Zi-Find is a marketplace, not a brokerage. You pay a flat subscription for access. We take no cut of your lease or your rent, and any deal is between you and the landlord.
- Nothing on Zi-Find is legal advice. Before you run a short-term rental anywhere, check the lease, the HOA rules, and the city's own rules, and talk to a licensed professional if you are unsure.
- Add your mobile number in Account so we can text you when a property you submitted is confirmed. Deals on approved properties move fast.
Can I change my markets later?
Yes. Your criteria are not locked in. Update them under Account then My criteria, or post a new request under What you're looking for on the dashboard.
