Why realtor listings publish instantly

2 min read · Updated 2026-10-19

When a licensed agent or broker publishes a listing on Zi-Find, it goes live on the operator marketplace immediately. There's no review queue to wait in.

Why

Your license is the trust signal. Owners who list directly go through a review by our team first, usually 24 to 72 hours, because anyone can sign up as an owner. A licensed agent or broker is accountable to a licensing body and a brokerage, so we let your listings through straight away and show your Agent or Broker designation to operators.

What "instant" means in practice

  1. You press Publish listing on List a Property.
  2. The listing is created live (it shows as Live on My Listings) and appears on the marketplace.
  3. It counts toward your listing limit right away — see Realtor plans.
  4. Operators can find it and message you from that moment.

Because it's live immediately, add photos and rent soon after publishing. My Listings shows "Add photos and a rent to finish this listing" until you do.

What you're responsible for

Publishing instantly means nobody checks it before operators see it, so:

  • Only list a property where the owner has approved subleasing in writing, and be clear about what is approved (short-term, mid-term, or both).
  • Make sure you're authorised to market it.
  • Keep it current. Take it down as soon as it's no longer available, and answer the "still available?" emails — see The "still available?" emails.

Good to know

  • If the address is already live on Zi-Find, publishing stops with "An active listing already exists for this address."
  • A listing created for you by the Zi-Find team and claimed with a realtor claim link also publishes instantly when you claim it. See Claiming a listing created for you.
